The problem, explained
The crown is the concrete cap that sheds water off the top of the chimney. The cap covers the flue opening. The flashing seals the seam between the chimney and the roof. When any of the three fails, water runs straight down into the masonry and the house. These are the most common — and most preventable — sources of chimney leaks, and most homeowners have never been told which one is which.
How we do it
- 1Inspect the crown for cracks, the cap for fit and condition, and the flashing for gaps or rusted fasteners.
- 2Repair or pour a new crown with a slope that sheds water away from the flue.
- 3Install or replace the cap to cover the flue and keep rain out.
- 4Rebuild or reseal the flashing so the roof-to-chimney joint is watertight.
- 5Test the seals and review the work with you.

What is the difference between the crown, the cap, and the flashing?
The crown is the concrete top of the chimney that sheds water. The cap sits over the flue opening to keep rain and animals out. The flashing is the metal seal between the chimney and the roof. All three keep water out, and each fails differently.
My chimney only leaks when it rains. Is it the flashing?
Often yes — a leak that only appears during rain, especially wind-driven rain, points to flashing or the crown. We inspect both to find the entry point rather than guessing.
Can a cracked crown be repaired, or does it need to be replaced?
Small cracks can be sealed with a flexible crown coating. A crown that has broken apart or lost its slope needs to be poured fresh. We tell you which one you have.
Why does the flashing fail on newer houses?
Flashing can fail from age, poor installation, or rusting fasteners. On 1990s and 2000s subdivision homes, the flashing is now old enough to show its age. We rebuild the flashing with durable materials and proper step and counter flashing.
